Rent vs Buy

See what renting is really costing you

Set your weekly rent and a home value, then see it play out over 5 years — the rent you'd hand your landlord versus the tax-free equity your own home could build growing at 7% a year, the long-term average Australian home values have delivered over the past 40 years.

Your weekly rent $650/week
$200$1,200
Home value $700,000
$400k$1.5M

Over 5 years at 7% growth p.a.

Renting
$169,000
paid to your landlord
$0 equity — gone forever
Buying
$281,786
as your home grows to $981,786
tax-free — yours to keep

What these numbers mean

Renting at $650 a week costs you $169,000 over the next 5 years, and none of it comes back to you. Put those same 5 years into a $700,000 home of your own and it could be worth $981,786 — so $281,786 of value would have built up in your name instead of your landlord's. Side by side, that's a $450,786 difference in where you end up.

One thing to be straight about: owning has costs this doesn't count — loan interest, rates and insurance — and nobody can promise what the market does next. Working out your real numbers is exactly what the free call is for.

Illustrative only. The equity figure assumes a home growing at 7% p.a. compounded over 5 years — the long-run average annual growth in Australian home values over the past 40 years (ABS and CoreLogic data) — and doesn't account for interest, fees, deposit or market movements. Past growth is not a guide to future growth. Your real numbers depend on your circumstances — working them out, honestly, is exactly what our free 5-minute call is for.

Your pathway, step by step

How renters are getting into their own home

Three government programs, run by different bodies, that an eligible first home buyer may be able to use together. Scroll the pathway to see how they apply where you live.

  1. 1

    Where most people start

    Rent builds someone else's equity

    $33,800a year, at $650 a week

Every dollar goes to your landlord, and none of it comes back. After five years that's $169,000, and none of it has built equity for you.

  2. 2

    The deposit

    5%, not 20%

    20% on a $650,000 home$130,000
    5% under the 5% Deposit Scheme$32,500

The Australian Government 5% Deposit Scheme lets eligible first home buyers buy with a 5% deposit and no lenders mortgage insurance. Since 1 October 2025 there's no income cap. Price caps apply: .

  3. 3

    The grant

A First Home Owner Grant on a new home

    $30,000

It's for new homes, not established ones, which is why house and land packages suit so many first home buyers.

  4. 4

    Stamp duty

No stamp duty on an eligible new home

Illustrative only. Figures checked against official sources in October 2026. Eligibility criteria apply to each program, and final eligibility is determined by the relevant government authority, scheme administrator or participating lender. Home loan assistance is provided separately by My Finance People.

Common questions

What does Your Property Pathway do?

Your Property Pathway helps customers explore house and land packages from our builder partners in Queensland, Victoria & WA. We coordinate introductions and communication. My Finance People provides home loan and credit assistance separately.

Which areas of Australia do you cover?

Queensland, Victoria and Western Australia, from Perth across to Melbourne and up the Queensland coast to Cairns. The office is at 2/14 Lavarack Rd, Mermaid Beach on the Gold Coast, and the whole process can be run remotely by phone and email.

Do I really need a 20% deposit to buy a home in Australia?

No. The 20% figure is a convention, not a rule. Under the Australian Government 5% Deposit Scheme (formerly the First Home Guarantee), eligible first home buyers can purchase with a 5% deposit and avoid lenders mortgage insurance, and since 1 October 2025 the scheme has no income cap. Whether it fits you depends on your income, the postcode you would buy in, and the property itself.

What happens on the free 5-minute Pathway Call?

A member of the team talks through what is possible for you right now. Together we work out your borrowing capacity, working with My Finance People to give you the right numbers to work with. We help you understand government home buyer schemes, grants and concessions, including how they work, published eligibility requirements and applicable property price caps. Final eligibility is determined by the relevant government authority, scheme administrator or participating lender. Home loan advice and credit assistance are provided separately by My Finance People or your chosen finance provider. There are no documents to gather and no sales pitch. If the timing is not right yet, you get the specific list of things that would change it.

Does checking if I qualify affect my credit score?

No. The Pathway Call is a conversation, not a loan application. No credit check is run and nothing touches your credit file unless and until you decide to proceed.

What does it cost?

Your Property Pathway does not charge you any service fees throughout the entire process. We receive no commission or referral fees from any finance providers, land developers, or legal companies. Our remuneration comes from the wholesaler upon successful construction.

Can you help if I already own a home?

Yes. We can introduce existing homeowners and investors to our builder partners offering house and land packages in Queensland and Victoria. Your own advisers can help assess whether an option suits your circumstances. If you're considering refinancing an existing home loan, Jeff and the team at My Finance People can review your loan and discuss available options.
